Little Sunnyside Accommodation is a non-smoking area, and regretfully we cannot accept pets.
BOOKING TERMS AND CONDITIONS

Payment of the deposit confirms your acceptance of these booking terms and conditions, and authorises the recovery of any associated additional housekeeping fees and or losses, damages incurred during your stay at the house / cottage.
Our prices are in Australian dollars AUD.
A non-refundable deposit of the first night’s tariff is required to secure your booking, paid by credit card, Mastercard or Visa. Upon receipt of the payment we will then send you an email confirming your booking, this confirmation formally completes and secures your booking. The balance is payable two weeks prior to check in. We gladly accept Visa, Mastercard, direct deposit, for the balance.
Payment must be made in Australian dollars AUD.
WHAT IS SUPPLIED
All bed linen, bath towels and toiletries are included in the tariff, light breakfast provisions are provided for the first morning only. Guests are responsible for purchasing their own requirements once the starter supplies have been consumed. The kitchen and laundry are fully equipped, including dishwasher balls and washing powder. House has a gas heater and a wood heater in the living areas. Cottage has an electric heater and also a pellet heater.
For bookings of seven (7) or more consecutive nights, a 10% discount applies, plus a mid-week service is provided. Payment of 50% of the full tariff is required to secure the booking.

ARRIVAL AND DEPARTURE
Check in is from 3:00pm, check out is by 10:00am.
Check in later than 8:00pm by arrangement only.
Check out later than 10:00am will incur an additional night’s tariff.
If you require an early check in we suggest you also book the previous night, otherwise we cannot guarantee this due to the time required to service the house.
The total number of people we can accommodate is four (4) in the house, two (2) in the cottage. This cannot be exceeded for safety and council regulations.
Please contact us immediately if you have to cancel your holiday. We will do our best to re-book the house / cottage. However, please appreciate that unlike larger establishments with multiple rooms, the house / cottage is a boutique accommodation for which a cancellation represents 100% loss of occupancy, which is very difficult to recover at short notice.
Payment of the deposit accepts the following conditions:
The deposit is non-refundable.
For cancellations made within 14 days of the arrival a fee of 50% of the total accommodation cost will apply (unless we are able to re-book to a similar value).
For cancellations made within 7 days of the arrival a fee of 100% of the total accommodation cost will apply (unless we are able to re-book to a similar value).
Failure to arrive on the due date or cancelled days, change in number of guests, after check in, will be charged at 100%.
For a genuinely unavoidable change in dates, the deposit will happily be transferred to the new dates – this is subject to our ability to re-book, availability for the new dates and is valid for a period of three months from the original booking date.
HOLIDAY CANCELLATION INSURANCE
We STRONGLY recommend that you obtain appropriate holiday cancellation insurance, as events like transport or illness problems can occur, and may result in the total loss of the cost of your holiday. Please note our cancellation policy in the clause above.
CARE OF THE HOUSE AND PERSONAL BELONGINGS AND RIGHT OF ACCESS
Guests are asked to respect the house / cottage as they would their own home, and leave it clean and tidy when vacating. Excessive food left in the refrigerator, and/or dirty dishes will incur an additional cleaning fee. Excessive soiling of linen or towels may incur a replacement fee.
Guests take full responsibility for all charges incurred including payment for any losses or damage to the house / cottage property whilst a guest at the house / cottage. Please report all breakages or damage to us immediately; we may have only a short period of time between guests, so if there is any damage or breakages we will need to know as soon as it occurs.
While all care is taken, we cannot accept responsibility for your personal belongings or valuables left in the house / cottage or your vehicle.
We reserve the right to enter the house / cottage, without prior notice if special circumstances or emergencies arise.
Guests are requested not to enter any paddocks outside Little Sunnyside Accommodation area due to the presence of stock, and to be mindful of electric fencing.
For the comfort of all of our guests our house / cottage is strictly non-smoking. If we find that guests have been smoking a fee will be charged for extra cleaning that has to be done.
As we are surrounded by working farms, Little Sunnyside Accommodation is unable to welcome pets of any kind; we regret that no exceptions can be made. Some suggestions, Hagley Kennels 162 Selbourne Road Hagley 63922239. Westbury Boarding Kennels & Cattery 1 Reid Street Westbury 63931150.
We will make every effort to make sure that Little Sunnyside Accommodation is available for your use for the period booked. If for any reason this is not possible, we will endeavour to find you an alternative property. If we cannot do so, or an alternative property is not acceptable to you, we will refund the accommodation cost in full. In all circumstances, our liability to you is limited to refunding the payment you made to us.
We reserve the right to refuse entry to our property to anyone who in our opinion is unsuitable to occupy the property. In such cases, the accommodation cost will be refunded in full, the contract shall be terminated, and we will have no further liability, If in our opinion any person is unsuitable to continue the holiday because of bad behaviour, damage to property or causing danger or significant annoyance to others, the contract will be terminated, we shall not be bound to pay any refund, and we will have no further liability.
PURPOSE OF BOOKING
Bookings are made on the basis that Little Sunnyside Accommodation is to be occupied by the guests for the purpose of a holiday/short term stay, and that no statutory tenancy will arise on the termination of the letting period.
